Not all extensions require planning permission, as some works may fall under Permitted Development rights. However, many extensions are restricted by size, location, previous alterations, or local constraints such as conservation areas or Article 4 Directions. We assess your property at the outset and advise clearly on whether planning permission is required and the most appropriate route.
Planning permission considers whether the development is acceptable in principle, focusing on matters such as appearance, scale, impact on neighbours, and policy compliance. Building Regulations approval deals with how the building is constructed, covering structure, fire safety, insulation, drainage, and accessibility. Most projects require compliance with Building Regulations even where planning permission is not needed.
Timescales vary depending on the complexity of the project and whether planning permission is required. As a guide, feasibility and initial design typically take a few weeks, planning applications are usually determined within 8 weeks (or longer for major schemes), and technical design for Building Regulations can run alongside or follow planning approval. We provide a realistic programme at the start of the project.
Yes. Our designs are developed with construction practicality in mind. We consider structure, materials, and build sequencing from an early stage and can coordinate with structural engineers and other consultants as required. We also assist with tender information, contractor queries, and technical coordination to help reduce risk during construction.
